Buying Your Home

Buying a home is one of the biggest emotional and financial decisions you'll ever make, so having the support of a REALTOR® can help you make the right choices and avoid costly errors.  I will use my knowledge and experience to make sure that your purchase is as trouble free and straightforward as possible.
 

Early in the process, I will put you in contact with one or more Mortgage Professionals.  This way we can determine what your budget will be.  Your Mortgage Professional may well also seek to get you pre-approved so that you can look at homes with confidence.
 

I will need to know a lot of information about what kind of home you want, how you live in a home, and what really suits you and your family.  I will listen to your requirements, preferences and concerns and answer any questions that you may have.
 

I will make suggestions about specific properties or types of properties you may want to look at.  I will also explain any issues or market factors that you should be aware of.
 

I will set up property searches within your criteria and price range so you will be notified as soon as a match hits the market.
 

When you are ready to start looking at homes I will set up appointments for you. I will show you the homes and I will help to point out their characteristics and features as well as any negative factors.

I will show you as many or as few homes as you wish, until you feel you are making a well informed choice. I will encourage you to take your time and not to look at too many homes in one day. I want my clients to be happy and satisfied, so I want you to have the right home for you as much as you do. You will NEVER be pressured.

 

If you choose to view show homes or open houses, I can also register you for these (please don’t visit show homes or open houses without your REALTOR®, as it may mean that you lose option to have professional and unbiased representation).  See Visiting Show Homes, Open Houses & For Sale By Owner Properties.
 

Once you have decided on a home, I will analyse the market and produce a Comparative Market Analysis (CMA), which will summarize other similar homes currently on the market or homes that have sold recently.  We will use this information to inform your decision about what offer to make on the property.  I will then draft an offer.
 

In the offer, we will protect your interests by including various terms and conditions and a proposed possession date.  It is usual for an initial deposit cheque to accompany your offer.

Once a deal has been agreed, I will suggest some Home Inspectors, and I can arrange the Inspection appointment for you.  I will be present at the Inspection with you.  This will give you a chance to have a really thorough look at the property. You will be encouraged to make the most of the Home Inspector’s knowledge.  See Home Inspection

Once you have your financing confirmed and you are happy with the home inspection and other terms and conditions we may have included for your protection, I will prepare the paperwork to make the contract firm.  Once the sale goes firm, you are legally bound to purchase the home and the seller is legally bound to sell it to you.

At this stage, if you do not have a Lawyer I can help you appoint one.  A week or so before your possession date, your Lawyer will ask for you to come in and sign paperwork and pay the balance of any monies due (eg property tax adjustments, legal fees, balance of your down payment, etc).


I can also provide you with a list of utility companies for you to contact prior to possession.

On possession day I will walk through the property with you to make sure everything is in order.

During this whole process, whatever questions or concerns arise, you can be sure that I have solved many of them before. If I haven’t, then I will research the issue until we are happy with the outcome.

All that is left to do now is to unpack and make yourself at home!
