
REALTOR®/Client relationships are partnerships. I trust that my good work ethics and efforts on behalf of Clients will ensure that Clients choose to use me when their minds turn to matters of real estate.
However, there can be problems, for you and for me, if Clients choose to visit Show Homes, (which are very easy to get drawn into), Open Houses or if Clients enquire about properties For Sale By Owners (eg: We List and Property Guys listings).
In all such cases, if you commence dialogue with the Builder/REALTOR®/Owner and/or sign any form of document, (however innocent looking it is), then it becomes all but impossible for me to then represent you.
Remember, show home staff are not generally licensed REALTORS® and they are there to serve the interests of the builder (ie: to sell you the most costly and upgraded home that they can). Open Houses are run by REALTOR® representing the seller and clearly, owners selling their own properties will serve their own needs first.
However, as your REALTOR®, I am legally obliged to work in your best interests, helping you to get best value in your real estate transaction and the greatest amount of contractual protection.
So, if you value what I do to support you, please help me to help you by following the guidance given below…
If You Want to Visit Show Homes
Tell me when you are planning to go in and I will call the Show Home/s. I will explain that you are coming in for an informal look around, but that you are working with me.
If there are particular builders you are interested in, then let me know. I will go to each builder and complete a Builder/REALTOR® Registration Form so they know we are working together.
If time is short and you really want to go in, don’t give them your name, don’t sign anything & don’t discuss specifics with them (eg: Floor Plans, Lots, Upgrades, Prices, etc). Tell them you are working with me and give them my name or business card.
Open Houses & For Sale By Owner Properties
For Open Houses, treat these like any other property showing and contact me so that I can come along with you. If you can't reach me, I can always set up a private showing at a convenient time for you.
If you see a property that you like that is For Sale By Owner, let me know and I will contact the owner for you and act on your behalf.
Finally, never call the REALTOR® whose name and number you see on a For Sale board…call me.
